Centre 54 Information:

1.  Centre 54 is a recently constructed (2009) steel frame, first class office building of distinction in the heart of the business district of Leduc. Location and access is excellent, being on 50th street, the main north-south business thoroughfare in Leduc, at the 54th avenue intersection.

2.  The building is serviced by an elevator and a feature stairwell at the front beside the main entrance.There is also a stairwell and access at the rear.

3.  The main tenant, Pahl Howard Rowland Law Firm, occupies a total of approximately 5500 ft.², upstairs and downstairs, as shown on the attached floor layouts.

4.  With regard to the available space for rent, please note the following

a. Washroom space (both upstairs and downstairs) is outside of the rentable area, and is treated as common area. It is already completed and fully serviceable. Rent for this space will be shared as common costs, but it is believed that this washroom space should be adequate to serve office tenant needs for all tenants and clients on the floor. You will note its location on the attached floor layout, basically serving the entrance foyer area to make it easy for access by both clients and staff.

b. The available tenant space upstairs is largely finished, with upscale tenant improvements subdividing a number of offices and work spaces within a unified office. It is useable as is, or some additional finishing touches may be desired. Furnishings are available. Viewing is recommended.

c. The available tenant space downstairs is completed awaiting tenant improvements, with cement floor and drywall demising walls.

d. Particulars of HVAC, electrical service etc. are available on request.

5.  Rent on the main floor is asked at $20.50 per square foot per annum, triple net, preferably for a minimum 5 year term. Rent on the second floor is asked at $19.50 per square foot per annum. Landlord allowance for tenant improvements is negotiable. Operating Costs are estimated at $7.50 p.s.f. per annum, which includes taxes, gas, electricity, and water/sewer, in addition to usual snow removal, yard maintenance, building insurance, common area janitorial and all other typical excepting telephone and internet.

6.  There are 30 parking stalls, with tandem parking (i.e. 2-deep) at the back for employees. At the front, access will be convenient to or from 50th Street via the entrance to Fields, with a drive-through over the three adjacent lots, to or from 54th Ave.
